IDYLE Celebrates Official Net-Zero Energy Certification in Downtown Raleigh
IDYLE becomes Raleigh’s first Net-Zero-Energy (NZE) certified townhome collection, delivering 511 S Bloodworth Street Unit #105
Chappell [Powered by Compass], in cooperation with The Raleigh Architecture Company, The Raleigh Construction Company, DevPointe, Concept 8, and Southern Energy Management NC, is thrilled to announce its first full Department of Energy Zero Energy Ready Home (DOE ZERH) certification at IDYLE. The first townhome collection of its kind in Raleigh, this prestigious recognition marks the culmination of years of planning to achieve a high-performance home that is so energy efficient that a renewable energy system could offset all the home's annual energy use, signifying a milestone for both the eco-friendly development and the Downtown district as a whole.
Following a comprehensive energy plan review, on-site inspections, and the installation of a rooftop solar system by Southern Energy Management, 511 S Bloodworth Street Unit #105 earned a Home Energy Rating System (HERS) Score of 0 on the HERS Index. This indicates that it is a net-zero energy-ready home that is projected to generate as much energy as it uses. The lower a home’s HERS score, the more energy-efficient it is.
“It’s one thing to promise a home that outperforms the rest, it’s another thing to actually deliver,” said Johnny Chappell, Owner & Broker of Chappell and development team member at DevPointe. “In launching IDYLE, we sought to deliver high-impact, low-imprint inventory designed to meet the rising demand from sustainably-minded homebuyers. This certification is a tangible testament to IDYLE’s superiority over standard new construction and to our teams’ pursuit of climate-conscious residential solutions here in Raleigh. We’re proud to not only be a team that delivers exceptional homes but a team that delivers on its promises.”
Today, IDYLE’s first homes are move-in-ready for buyers searching on a short timeline. Each IDYLE Net-Zero certified home comes standard with a custom 8-panel solar system installed over a personal rooftop patio, a home monitoring system to track energy performance, and is electric vehicle-ready. ECO-upgrade features include Tesla Powerwall battery storage, EV-Car hookup, and additional solar to offset all of the home’s electricity usage. Consumers looking to customize their homes can still do so for a limited time on other select residences.
Construction on building two is currently underway.
Qualifying for Net-Zero Certification
Stringent standards must be met regarding the construction and design of a home to qualify as a Department of Energy Zero Energy Ready Home (DOE ZERH), which includes certification to the EPA ENERGY STAR and Indoor AirPlus programs. These standards must be independently verified by a qualified third-party energy rating agency (e.g., Southern Energy Management) to meet the quality control provisions of the Mortgage Industry National Home Energy Rating Standard set forth by the Residential Energy Services Network (RESNET).
Home features evaluated throughout design and construction as part of the Net-Zero Certification, ENERGY STAR Certification, and Indoor AirPlus Certification include:
Verification of high-performance insulation and air-sealing strategies
Superior hot water delivery systems
Advanced, high-efficiency heating, cooling, and ventilation systems
Low-emission, healthier building materials
Energy Efficient Lighting and Appliances
Solar-ready, electric vehicle-ready, and heat pump water heater-ready capabilities
According to Southern Energy, IDYLE units are projected to use half as much electricity as a standard all-electric NC home and are able to maintain comfort without major lifestyle adjustments.
Ultimately, all three designations speak to the quality of life available at IDYLE, showcasing an environment that is more comfortable and, in terms of annual energy usage & environmental impact, less costly than the average new construction home.
Benefits of a Net-Zero Home
IDYLE’s revolutionary design goes beyond energy efficiency to embrace self-sufficiency. Annually, these high-tech townhomes can offset a future homebuyer's carbon footprint and nearly eliminate their dependence on traditional energy sources and expensive utilities. For homeowners investing in IDYLE’s full NZE capabilities, the cost of being connected to the city’s power grid is the only power bill to anticipate.
Plus, thanks to their eco-minded investment, IDYLE homebuyers could save between $4,500 and $31,000 in utility incentives and tax credits. With the solar upgrade options available, homeowners can maximize their energy savings even further and could experience energy bills as low as $14/month.
Outside of economic impact, the benefits of an NZE home are not just seen, they are felt by the homebuyer. Every purchase of an IDYLE home comes with the peace of mind associated with knowing you’re protected against potential health risks like moisture/mold exposure, pest infestation, and other harmful environmental pollutants.
